Complete Roof Replacement Solutions

Is your roof showing signs of age? Multiple leaks, curling shingles, or high energy bills? A new roof is one of the best investments for your home's value and protection. We offer three replacement approaches to fit your needs and budget.

RECOMMENDED • GOLD STANDARD

Full Tear-Off

The complete removal of all existing roofing layers down to the wood deck — the most thorough approach, allowing full inspection and any necessary deck repairs.

What's included:
  • Complete removal of all layers
  • Deck inspection & repairs
  • New underlayment installation
  • New flashing & accessories
  • Complete cleanup with magnets
Best for:
  • Roofs with 2+ existing layers
  • Suspected deck rot/damage
  • Maximum longevity
  • Changing roof material type
Our tear-off process:
  1. Protect landscaping with tarps and plywood
  2. Remove all shingles, underlayment, and flashing
  3. Inspect and replace any damaged decking
  4. Install ice & water shield in valleys and eaves
  5. Install synthetic underlayment
  6. Install new shingles and accessories
  7. Magnetic sweep for nails and debris
Timeline: 2–4 days Warranty: 30-yr material + 10-yr workmanship
BUDGET-FRIENDLY OPTION

Re-Roofing (Layer Over)

A new roof installed directly over existing shingles (where local codes permit). Faster and more affordable — but only recommended when the existing structure is sound.

Advantages:
  • 20–30% cost savings
  • Faster installation (1–2 days)
  • Less mess and cleanup
  • No dumpster fees
Requirements:
  • Only one existing layer allowed
  • Deck must be in good condition
  • Local building code approval
  • No active leaks or rot
Important considerations:

Adding a second layer hides the deck from inspection. Any existing issues won't be discovered. The new roof may not lie perfectly flat over uneven old shingles.

Cost comparison: Re-roof $3.50–$4.50/sq ft vs tear-off $5.50–$7.00/sq ft

CRITICAL PROTECTION LAYER

Roof Underlayment

The waterproof barrier between your deck and shingles — often overlooked, quality underlayment is your last line of defense against leaks.

Types we install:
  • Synthetic: Tear-resistant, UV stable
  • Asphalt felt: #15 or #30
  • Ice & Water Shield: Self-adhering
Critical zones:
  • Valleys
  • Eaves (ice dam protection)
  • Around chimneys/skylights
  • Pipe penetrations
Why upgrade to synthetic underlayment?

Modern synthetic lasts longer if exposed during construction, provides better walkability, and offers superior tear resistance. It's our standard recommendation for all tear-offs.

Upgrade cost: Synthetic adds approx. $0.20–$0.40/sq ft vs standard felt

Frequently Asked Questions

Full tear-off or re-roof?

We'll inspect your current roof. If you already have two layers or there's soft decking, tear-off is required. Most homeowners prefer tear-off for the fresh start and warranty.

How long does replacement take?

Average home (2,000–2,500 sq ft) takes 2–4 days for tear-off and new installation. Weather can affect timing. We'll provide a schedule upfront.

Will you protect my landscaping?

Absolutely. We use plywood runners over fragile areas, tarps on shrubs, and place dumpsters away from landscaping. After completion, we magnet-sweep the entire property.

Do I need to be home?

Not required. Most homeowners are at work. We'll provide daily updates and photos. You'll only need to be present for the final walkthrough and payment.
